Williamson County, TN Market Update – February 2020
Real Estate sales in Williamson County, TN remained strong in February 2020 with median sales prices increasing 7% since last year. Pending sales in February increased by 16% versus 2019. However, the ‘days on market’ continue to increase with sales taking an average of 61 days to close in February 2020.

February 2020 Highlights
There were 5,729 single family homes sold in Williamson County, TN in February 2020. That is a 7% increase in sales compared to the 5,412 sold in February 2019.
The median sales price for homes sold was $535,000 which is up 7% compared to last year’s median price of $500,000.
Pending sales were up 16% to 6,030 in February 2020, compared to 5,204 pending at the same time last year.
Listing inventory was up 4% with 9,868 new listings in February 2020, compared to 9,463 listings in 2019.
The Days on Market for listings increased 49% versus the same time last year. Homes stayed on the market from listing to closing for an average of 61 days in February 2020. This is an increase from an average of 41 days on market for the previous year.
Condo / Townhouse Stats
There were 400 condos/townhomes sold in Williamson County, TN in February 2020. That is a 7% increase in sales compared to the 375 sold in February 2019.
The median sales price for condos/townhomes sold was $286,663 which is up 5% compared to last year’s median price of $272,000.
Pending sales were up 15% to 426 in February 2020, compared to 370 at the same time last year.
Listing inventory was down 4% with 540 new listings in February 2020, compared to 562 in 2019.
The Days on Market increased 46% versus the same time last year. Condos/townhomes stayed on the market from listing to closing for an average of 54 days in February 2020. This is an increase from an average of 37 days on market in 2019.
