Williamson County Market Update – November 2019
Real Estate sales in Williamson County, TN remained strong in November 2019 with Pending Sales more than doubling and Closed Sales up more than 20% compared to the same time last year.

November 2019 Highlights
There were 449 single family homes sold in Williamson County in November 2019. That is a 21% increase in sales compared to the 370 sold in November 2018.
The median sales price for homes sold was $539,900 which is up 7% compared to last year’s median price of $502,555.
Pending sales were up 112% to 670 in November 2019, compared to 316 pending at the same time last year.
Listing inventory was up 10% with 689 new listings in November 2019, compared to 626 listings in 2018.
The Days on Market for listings increased 89% versus the same time last year. Homes stayed on the market from listing to closing for an average of 117 days in November 2019. This is an increase from an average of 62 days on market for the previous year.
2019 Year-To-Date Stats
Year-to-date sales in Williamson County are up 4% with 5,174 sold in 2019 compared to the 4,999 sold at the same time last year.
The median sales price for homes sold year-to-date in Williamson County is $534,500 which is up 7% compared to last year’s median sales price of $498,000.
Pending sales are up 10% to 5,478 for the year-to-date, compared to 4,976 pending at the same time last year.
Listing inventory is up 5% with 9,391 new listings for the year-to-date, compared to 8,924 listings in 2018.
The Days on Market for listings have increased 33% for the year-to date versus the same time last year. Homes stayed on the market from listing to closing for an average of 76 days for the year-to-date. This is an increase from an average of 57 days in 2018.
Condo / Townhouse Stats
There were 30 condos/townhomes sold in Williamson County in November 2019. That is a 11% increase in sales compared to the 27 sold in November 2018.
The median sales price for condos/townhomes sold was $285,250 which is up 11% compared to last year’s median price of $257,000.
Pending sales were up 82% to 51 in November 2019, compared to 28 at the same time last year.
Listing inventory was down 36% with 34 new listings in November 2019, compared to 53 in 2018.
The Days on Market increased 29% versus the same time last year. Condos/townhomes stayed on the market from listing to closing for an average of 90 days in November 2019. This is an increase from an average of 70 days on market in 2018.
Year-to-date condo/townhome sales are up 7% with 377 sold versus 352 sold at the same time last year. The median sales prices are up 4% for the year-to-date at $285,000 versus $274,250 last year. Pending sales are up 18% with 399 currently pending versus 337 at the same time last year. Listing inventory increased 2% for the year-to-date with 531 listings versus 523 listings at this time last year. Days on Market have increased 31% for the year with condos/townhomes staying on the market for 67 days versus 51 days in 2018.
